Hot off the presses. Statistics for end of April 2008.

 YEAR-TO-DATE APRIL 2008

           All Sales (vs. Year to date 2007)

                  Residential sale volume:    off 45%

                  Residential transactions:   off 43%

                  Mobile home sales on land:   off 66%

                  Plexes(2-5 units) sales:    0ff 50%

                  Land sales:   decreased 69%      

           Existing Home Sales (vs. Year to date 2007)

                   Average price off 2%  to  $304,523

           New Single Family Homes (vs. Year to date 2007)

                   Average sale price:   $344,443

That’s the statistics for this time.  Homes/Real Estate continue to sell. It is always the best idea to get Preapproved before you go looking. The sellers and the banks don’t like getting too far into an agreement to then find out….oops, you can’t buy a home.

Afganistan War Hero, Just so Happens It’s a Woman Hero

Yes, Virginia, there are woman heroes too. It’s just that they usually don’t get recognized. Yes, I know it’s wrong.

The Hero, we are talking about here is….PFC Monica Brown, who ran through gunfire, saved lives of her comrades, all the while putting her own life at risk.

I did a tour in Viet Nam. I know what putting your life at risk means.

Man or Woman…….doing what she did makes her a HERO in my book.

Budgeting for Rent or House Payment

It probably is about a wash…budgeting, that is.  The usual rule when buying, is between 30-40% of your income should be allocated to your house payment. Some lenders will vary. Some loans will vary. For Instance, some VA buyers with no bills can get approved for about 1/2 of their income towards the house payment.

Rents, apparently, should be in the same area. 30% or there abouts, of your income towards your rent payment.

Some Realtors will argue that there is no good reason to rent. I, on the other hand, say there are good reasons to rent. What if you don’t know where you want to buy? How about if your fiance has a different idea? How about if you just don’t want to commit yet to buying Real Estate??

I think all of the above are great reasons to rent.

Now if you think it might be time to buy….if you have been reading my blog and agree with me there are some terrific buys out there for the person who wants to own their own home. I say go look at some homes for sale. Look at some Open Houses.

Be careful, pick an area and look at some homes……Then Call Me!!

Get Mortgage Preapproved…Before You Look for Homes!

 If you can picture a home for sale. Take a photo in your mind. Do you want it bad enough to get preapproved with your lender???

I know you have heard me say this before, but now…I hear other people saying it too!! When you think you want to buy a home, talk to your lender or my lender and let’s get you PREAPPROVED for a loan. The rules have changed quite a bit. You need to have pretty good credit to get almost any loan.

I know….it should be easier to buy a home with so many homes for sale. The banks don’t care how many are for sale. They have to make good judgement calls before they give you a Real Estate Loan.

Having a preapproval letter before we go show you a home or buy a home, gives you, the buyer, a lot of power. The seller then knows that you’re serious and that you can probably buy his home.

Lovely Puyallup home. 

Is everyone running scared? Do we buy a home, Do we not buy…What is the answer?? Everyone in the media seems to be touting that you are an idiot if you buy a home now. There are some folks who think differently.

I am getting calls daily from investors. They want to know about foreclosures and short sales. These seem to be the best deals in their minds. The sellers that are in a short sale situation are in big trouble. They just want to sell their home before the bank comes and takes it away….causing even more grief and bigger dings to their credit.

John D. Rockefeller has been credited with saying: “The way to make money is to buy when blood is running in the streets.”

I read this article in Time Magazine and it seems to make some sense.

Puyallup Good Samaritan and City Hall Going Green!!

Doctors and Nurses at Good Samaritan Hospital in Puyallup, Washington.

Good Samaritan wants to be a part of the GREEN SOLUTION and is taking the lead in Green Health Care in Washington State.  Construction crews of the new Patient Care Tower, set to open in early 2011, will seek the Leadership in Energy and Environmental Design(LEED) certification from the United States Green Building Council.

This certification shows that the building is constructed with energy and resource conservation and efficiency. Good Samaritan is one of the first hospitals in the state of Washington seeking to achieve this certification.

Puyallup is becoming the example of “going green.” The City of Puyallup is also seeking the LEED certification for it’s newly constructed City Hall that is slated to open in late summer.
