122nd Ave. at 136th St., South Hill, Puyallup, Wa.
The intersection at 136th St and 122nd Ave. E. is nearly complete. We have all had a love/hate relationship with this corner. We love it because it means we can get off Meridian. We hate it because the backups at rush hour are just as bad as Meridian.
I was showing a client some homes for sale this weekend, as a Buyer’s Agent, and I noticed it still needs a little finessing, but at least we can see it happening. It needs another lift of asphalt, the extra dirt needs to go somewhere, the lights will probably take a bit more time.
Go by and take a look, but not at rush hour!!!

Puyallup River, Downtown Puyallup, Wa.

Puyallup River Walking Trail, downtown Puyallup, Wa.
This is the Puyallup River at the little park on East Main. We have a walking path there now and a place to get down to the river, if you dare. I thought, as long as the sun was out, I would show you the sand bars. They pop out when the river is a little bit low.
If you find yourself Downtown on East Main….this spot is behind the Blue Cubes. It is quite peaceful to just sit and watch the river go by.

We are at the Juanita Beach Park, Lake Washington. If you have really good eyes, you can see the floating bridge in the background. It looks like rain, doesn’t it?
I found myself in Juanita, the other day, after showing a client some homes for sale in the Kirkland area. If you haven’t been lately, you might find it fascinating that even the rich are wanting to sell their homes. I was touring around the Juanita Beach area and up the hill a little ways. There are a lot of terrific views up there. I pulled one of the flyers and found they are a little too high for me. The flyer, was an average home for the area, at $1.3 million. Must be a great view huh???
I just thought it was interesting that it doesn’t matter how big the home is, somebody might want to list it for sale with their favorite Realtor.
Yes, even there, someone is having a hard time selling their home!!

Homes sold in Puyallup statistics.
Here are the latest figures on home sales for Puyallup and Pierce County, as reported to me by Heather at Fidelity National Title Insurance Company.
All Sales (vs. Year to date 2007)
Residential Sales volume: off 50%
Residential transactions: off 48%
Mobile home sales on land: 0ff 73%
Plexes(2-5 units) sales: off 62%
Land sales: decreased 72%
Commercial volume: off 44%
Average residence: $297,750 off 4%
However: Existing home transactions sold up 16% in March 2008 from February 2008

Painted buildings. Art in Smalltown, USA.
I have lived in big cities and I’ve lived in small farm towns. It’s a lot of fun in the big city, but when you get right down to it, the small farm towns are the easiest to live in. You see people you know. You visit places you like, over and over. The Fair, the movies, the Chamber, the Cafe where your friends meet for coffee and fries. I guess I’ve always been drawn to the dirt. I’ve worked on the farm, I’ve driven the tractors, I’ve set the siphon tubes, I’ve dug a ditch with a shovel.
Don’t get me wrong, I love being a Realtor. Helping people buy the most expensive item they will ever purchase…A house, a home. That is a deep feeling I will always enjoy.
I still get a kick out of seeing a kid on a riding lawn mower. Big boys or little boys, we love those machines!!!

Downtown Puyallup. It looks like it belongs there. Is it a hookup for the Fire Dept?

On closer examination, it turns out that it’s something we should Reflect on!
I just finished meeting with an appraiser at one of my listings and drove by this in Downtown Puyallup. I know I’ve driven by it a hundred times, but today I actually SAW it. If you pay a little bit of attention when you are sitting at a red light, you see all kinds of things.
Well, tomorrow is Friday, so look for my Open House page and maybe go look at some homes to buy this weekend.
People are starting to pay attention to me and others who have knowledge in the Real Estate business. When you see a sale at the Grocery store, that is the day you go shopping at your favorite store!!!

Satsop Nuclear Plants, without the Nukes. Now it’s an industrial site.
I know you all have heard stories about nuclear plants, 3 mile island, the Love Canal, etc.
We have our own nuclear plants. Well, almost. The towers are visible to all, but, no nukes. As I drove by Satsop the other day, coming back from Long Beach where I was teaching a real estate class, I saw the towers and thought I had better find out more. They have an industrial Park there now, where they thought they would make Nuclear Power. So much havoc was raised, they tubed the idea. Now it would cost so much money to take the towers down….they let them stay.

This is the view of the bridge taken from Astoria, Oregon, looking toward Washington.

This is taken from the Washington side. They say the bridge is about 4 miles across!!

This is taken from the onramp heading back toward Washington. Immense, huh??
If you haven’t ever crossed the bridge here at Astoria, you should try it. It’s Awesome, and some of you should not look down. It’s quite a ways. But then, big ships come through here, so it needs to be very high!
Enjoy some pictures of the bridge. I know it’s not Puyallup, but I get around and I have to take pictures wherever I go.
